SUMMARY
Framework Group, LLC, a Tampa-based multi-family development, general contracting, and consulting company is seeking a Construction Cost Estimator to join a lean organization focused on creating a diverse and dynamic team.
The Construction Cost Estimator will play a key role in evaluating, budgeting, and managing project costs from early concept through final construction. This position works closely with the Finance, Development, and Construction teams to ensure projects are accurately priced, financially viable, and executed on budget. This is an excellent opportunity for a proactive estimator who understands the unique challenges of multifamily construction and is skilled in Excel, MS Project, and Procore for document control, bid management, estimating, cost tracking, pay-apps, and project coordination.
JOB DESCRIPTION
The Construction Cost Estimator will join Framework at an exciting time in its growth and will immediately play an integral role in both managing existing business and evaluating future opportunities.
Preconstruction & Conceptual Estimating
Prepare detailed cost estimates from conceptual design through construction documents.
Develop and maintain databases containing unit costs, historical pricing, and subcontractor information.
Analyze drawings, specifications, and related documents to determine scope and cost impacts.
Collaborate with Development Managers to align cost estimates with pro forma assumptions and project feasibility.
Bid Management & Procurement
Prepare bid packages and manage the solicitation process with subcontractors and suppliers using Procore.
Review, analyze, and compare subcontractor bids for completeness, accuracy, and competitiveness.
Conduct scope review meetings and issue formal bid evaluations and recommendations.
Develop and maintain relationships with subcontractors to ensure Framework benefits from a diverse and active bidder pool and competitive pricing.
Budgeting & Cost Control
Develop and maintain detailed project budgets and cost tracking reports.
Identify cost-saving opportunities, value engineering alternatives, and constructability improvements.
Monitor cost changes throughout design development and construction to maintain budget alignment.
Work with accounting and project management to ensure accurate cost reporting and forecasting.
Construction Administration Support
Support project teams during buyout, change order evaluation, and cost reconciliation.
Maintain organized cost documentation, including RFIs, submittals, and scope changes in Procore.
Assist in monthly reporting, including budget status, committed costs, and variance analysis.
REQUIRED SKILLS & EXPERIENCE
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
3+ years of estimating experience in multifamily, mixed-use, or commercial construction estimating.
Proficiency with MS Project, Procore, and Excel-based cost modeling.
Strong knowledge of construction means, methods, and cost drivers for multifamily projects (wood frame, garden style, podium, high-rise).
Strong ability to interpret architectural, structural, and MEP plans and specifications.
Excellent communication and negotiation skills with subcontractors and vendors.
Highly organized, detail-oriented, and able to manage multiple projects under strict deadlines.
Preferred:
Experience with on-site multifamily construction projects.
LEED or sustainability estimating experience is a plus.
